111 New Cavendish Street was purchased by CORE in 2006, a mixed use development previously owned by John Lewis and located on an island site consisting of office space (levels 1 - 4) and 49 individually owned flats (levels 5 - 9) which are all occupied during construction activities.

 

The clients brief is to increase the net lettable office space by filling in the buildings H frame appearance therefore increasing the overall areas by over 20,000 sq ft. This is also complemented by bespoke curtain walling system and three scenic lifts.

Within the office space a bespoke ceiling incorporating chilled beams has been designed to maximise the varying ceiling heights. A fully accessible raised flooring system is provided also. Each level has two cores of toilet blocks should split tenancy be required.

 

The formation of the penthouses to the 9th floor dictated that the existing services to all the 49 flats are to be altered and plant rooms relocated to the basement. During this changeover, supplies were maintained to the flats and disruption was kept to a minimum.

 

Interfaces with tenants are innumerable, for example; Demolition of the plant rooms dictated construction of temporary roofs covering most of the building during the later part of 2007; Removal of certain residents balconies to the 5th floor in anticipation of incorporating them into the new works. Provisions of safe means of access and egress to all residents and visitors along with their security during all stages of the project is of major emphasis to our works.

 

Works commenced on site in June 2007 and we are half way through our site programme. Current site activities include completion of the new structural steel infill frames, cladding works to penthouse apartments, construction of toilet blocks including the 1st fix mechanical and electrical installations. Main elevation cladding commences in May.

 

The project value is in excess of £26 Million and is being carried out on a design and build basis.

Along with the office redevelopment, the construction of 9 new residential units is part of the project. 7 No units located on the Ground floor and 2 No Penthouse apartments, one at each end of the building.

 

Following demolition during the first half of 2007, Faithdean continued with the programme to place some 140 piles driven 18 metres into the ground of which the logistics of low head room were overcome by utilising a mini piling rig. This was followed by the steel frame which is currently being erected on site. The basement areas have been redesigned to accommodate new plant for both offices and residential supplies. Storage for residents and a limited number of parking bays have also been retained.

 

The Ground floor accommodates two new residential entrances, substantial space for future retail development and the office reception which links to offices via three scenic lifts.
