Faithdean has secured this competitive Two Stage Tender for the extensive refurbishment of Cayzer House at 30 Buckingham Gate, Westminster, London.

The project comprises of the complete strip-out of the existing building, including removal of all services, finishes and fittings and the external walls & roof coverings; taking the building back to its bare concrete frame. The external walls will be replaced with new brick work, complete with punched windows. The roof coverings will be completely renewed, and the external terraces will be hard and soft landscaped.

The existing frame will then be extended at the rear up to the fourth level. The building will be fit-out with a new reception, new toilet areas, and new finishes and services throughout. The office space at the ground and first floors are being taken to Category A standard, with the remaining levels above fit-out to Category B standard to suit the occupational requirements of the Client.

The internal fit-out will be of a very high specification, consisting of all new glazed and solid partitions, solid timber door sets, new toilet cubicles and showers, decorative cornices, display cases, ceramic floors and walls, polished plaster, bespoke joinery and various specialist floor finishes.

A new façade is being constructed in Charmwood brickwork and Portland stone, with new glazed windows being installed throughout. The front entrance will be made into a double height lobby by removing the first floor slab in front of the two newly installed passenger lifts.

All the old roof coverings and external acoustic enclosures will be replaced, ready for a new roof top plant, which will serve the improved mechanical air-conditioning systems. New lighting systems are also to be installed as per the architect's specifications. Both items set to comply with BREEAM to gain a credit rating of 'very high'.

The works on site will commence December 2015 and will run for circa 63 weeks, with completion planned for the early March 2017. This is project is also registered with the Consider Constructors Scheme, and aims to achieve at least a 7 in each category.
